Deka Immobilien acquires logistics properties in Austria

Deka Immobilien has acquired two logistics properties and also signed a contract to purchase two project developments in the immediate area of Vienna International Airport. Project developer and seller is Deutsche Logistik Holding, a company part of the family-run Zech Group. The properties are to be included in the portfolio of the sector fund WestInvest TargetSelect Logistics, which is aimed at institutional investors. The parties have agreed to maintain confidentiality about the agreed purchase price.

The two existing properties "Gamma 1" and "Gamma 2" belong to the Industrial Campus Vienna East, which will be Austria's largest logistics campus after completion with at least six buildings and a total lettable area of more than 120,000 sqm. The two distribution centres, built in 2017 and 2018, comprise a lettable area of almost 33,000 sqm and 65 parking spaces. They are fully let to three high-credit users. Main tenants are Post Systemlogistik GmbH, a subsidiary of the Austrian postal service, and Arvato Logistics Services GmbH, a global service provider of the Bertelsmann Group. The buildings are certified with the DGNB Silver seal for sustainable construction.

The two development projects "Alpha 2" and "Gamma 3", also part of the Industrial Campus Vienna East, are scheduled for completion in mid-2020 and offer a total rentable area of more than 41,000 sqm and 131 parking spaces. A certification with the DGNB Gold seal for sustainable construction is also being aimed at for these two distribution centres. Tenants will include Hornbach Baumarkt AG and Rudolph Logistik GmbH.

Two further objects at the Industrial Campus Vienna East are currently being planned. The site is located in Enzersdorf an der Fischa and has excellent transport connections. With this transaction, the fund management of WestInvest TargetSelect Logistics is entering the Austrian logistics market.

DLH acquires a further 53,000 sqm at the Industrial Campus Vienna East

DLH Real Estate Austria has purchased a further 53,000 square meters of space at the Industrial Campus Vienna East in Enzersdorf an der Fischa for the development of logistics real estate. Five new halls with a total of approximately 28,000 sqm of storage and logistics space will be constructed at this site.

‘We are pleased to be able to offer further expansion opportunities to our existing customers here as well as halls that are tailored to the needs of new customers,’ says Christian Vogt, Country Manager of DLH in Austria.

Construction is scheduled to start in the spring of 2020. The project is expected to be completed in early 2021.

The Industrial Campus Vienna East is set to be Austria's most modern industrial and logistics centre. It is being built in the vicinity of Schwechat Airport and only 20 km from Vienna. The newly acquired Beta site together with the existing Alpha, Gamma 1 and 2 series will provide the Industrial Campus with almost 100,000 sqm of logistics space. In addition, it allows for the development of a further 40,000 sqm of premium logistics space, making it the largest logistics park in Austria.


Post Systemlogistik: New location with 13.000 m2 in Lower Austria

Enzersdorf an der Fischa, 29 January 2019. DLH Real Estate Austria GmbH and Post Systemlogistik GmbH will enter into a long-term partnership as of 01 February 2019. As a first step, Post Systemlogistik GmbH will rent a hall with 6,300 m² of storage space at the ‘Industrial Campus Vienna East’ and subsequently a second, congruent hall directly adjacent to it. The Post subsidiary will also move into a 300m² office space.

‘Post Systemlogistik has been looking for a location that combines ideal transport connections with modern in-house logistics for some time now. The site in Enzersdorf an der Fischa is proving to be an excellent property that meets our requirements. We are delighted to have found an outstanding partner in DLH’, says Wolfgang Einer, Head of Logistics Services at Österreichische Post AG, which the subsidiary ‘Post Systemlogistik’ is also part of.

Speaking in favour of this location is the fact that Vienna International Airport is in the immediate vicinity, the city centre of Vienna and the Post logistics centre in Inzersdorf are just 30 minutes away. The new parcel centre in Hagenbrunn, which will go into operation in mid-2019, can also be reached in just 60 minutes. In addition, the location to the east of the capital provides ideal connections to the neighbouring countries Slovakia, the Czech Republic and Hungary.

The ‘Industrial Campus Vienna East’ is a fenced-in and video-monitored area that has a video intercom and a selected smartphone-enabled control system. The fulfilment centre features multi-client picking and the innovative ‘viadat’ warehouse management system. Radiant tube heaters provide energy-efficient heating and energy-saving LEDs supply the lighting. Efficiency is also ensured by high shelves with an area of around 2,300m². In addition to the classic pallet racks, which permits a load of at least three tonnes, compact racks and Colli flow racks are also used. The statics of the shelving racks allow for a possible second-level extension. The hall also has a total of twelve loading gates. In addition, the parking situation with 52 car and 27 truck parking spaces is proving to be optimal.


DLH sells 50,000 m² logistics property in the three country triangle Germany-Belgium-Netherlands

20 December 2018 - Deutsche Logistik Holding has sold its 50,000 square meters logistics property in Würselen, North Rhine-Westphalia, in the Aachener Kreuz industrial estate to RLI Investors. The property at the three country triangle of Germany, Belgium and the Netherlands has been sold to an independent asset and fund manager and specialist for logistics real estate.

The logistics property boasts with its impressive location. Würselen is in the direct vicinity of one of the strongest economic areas in Europe. Important trading points such as Amsterdam, Rotterdam, Antwerp and Brussels can be reached by car in around two hours. Calais and Boulogne, the two most important ports with shipping links to England, are a mere three hours away by car from Würselen.

The property, which was built in 1994 and significantly expanded in 2018, is just one example of DLH's good logistics real estate portfolio, which also features other attractive properties, including those in Trebur and Vienna.

With the two long-term tenants, Lidl Stiftung & Co. KG and bike components, the space sold has already been fully let.


Trebur logistics park fully leased out

13November 2018 — Deutsche Logistik Holding (DLH) entered into a long-term lease with RWL GmbH (RWL) from Ramstein-Miesenbach, a company specialised in transport and logistics services, on 24 October 2018. As a result, the Trebur Logistics park near Frankfurt am Main is now fully leased out.

RWL, which is active in food and automotive logistics, rents almost 39,000 square meters of warehousing and logistics space. RWL will take possession of the logistics space over three phases in line with the structural completion of the project. The company already moved into the first section on 1 November 2018.

The Trebur logistics park is comprised of warehousing and logistics space totalling approximately 102,000 square meters as well as areas for light industrial and production activities. Alongside other existing tenants, the Nagel-Group is already operating a cold store for fresh food logistics on about 43,000 square meters. With the addition of RWL, a second major lessee of logistics space is now moving into the park. As the project development also required the dismantling of obsolete structures, the existing tenants gradually moved into the new buildings during their ongoing operations.

"In RWL, we are very happy to have found a long-term client for our Trebur logistics park, whose demand for logistics space in the Frankfurt region is an excellent fit for our park concept. With the conclusion of the lease agreement, we have now achieved full occupancy – about five months ahead of the planned completion of the final hall sections", said Felix Zilling, DLH Country Manager Germany.

The real estate agency Colliers International acted as an adviser during the contract negotiations.


Felix Zilling and Udo Schlosser complete the management team of Deutsche Logistik Holding

05 September 2018: Felix Zilling and Udo Schlosser will be completing the management team of Deutsche Logistik Holding in early September as Country Manager Germany and Head of Finance & Controlling, respectively.

In this function, Felix Zilling is responsible for commercial project development in connection with the implementation of strategic goals and the economic development of logistics properties.

Udo Schlosser will take over the management of the Controlling / Finance / Transactions departments and will be responsible for the operational and strategic development and optimization of the processes.

"Together with Christoph Telker (Technical Director) and Christian Vogt (Country Manager Austria), with Felix Zilling and Udo Schlosser we have gained two logistics real estate experts for our management team and we are looking forward to a successful joint business development of DLH", explains Mario Sander, Managing Director of Deutsche Logistik Holding. Both positions report directly to Sander.

Felix Zilling has a diplom degree in business administration and has a broad spectrum and many years of experience, which he acquired in various management positions at Panattoni Europe and GARBE Logistic AG.

Udo Schlosser has international experience in the areas of finance, real estate and M&A. For the last two years he was a partner at Hoffmann & Kollegen, a family office focused on real estate and M&A transactions. Prior to that, he held leading positions in the real estate industry at Panattoni Europe, Berlin Hypo and Eurohypo in Germany and the Czech Republic for more than 16 years.


Deutsche Logistik Holding strengthens its management team with Christoph Telker as Technical Director

06 August 2018. Since the beginning of August, Christoph Telker has taken over as Technical Director in the management team of Deutsche Logistik Holding assuming the responsibility for project and property management.

In this role, he will be responsible for project and property management as well as the company's technical visions for the future. The topics of sustainability and innovation, which are already firmly anchored in the company philosophy, will play an even greater role in DLH's logistics property development in the future.

In this position, Christoph Telker reports directly to Mario Sander, Managing Director of Deutsche Logistik Holding GmbH & Co. KG.

‘We are pleased that we were able to fill this strategically important position with Christoph Telker. The company will certainly benefit from his many years of experience in various companies and business areas. He is an expert and well-connected manager, and we are pleased to have found with him the perfect person for this role for our future business development. We are convinced that we will implement our planned projects with his expertise to the complete satisfaction of our users and investors,’ explains Mario Sander.

Christoph Telker can look back on extensive experience in various market segments and has the best prerequisites for this function.

Most recently, he worked as Senior Project Manager in Germany for the world's largest logistics real estate developer Prologis and was responsible for the realisation of logistics and industrial properties.

Already at the beginning of his career, after studying civil engineering in Münster, he founded his own engineering office for quality assurance and subsequently implemented rail and infrastructure projects for a subsidiary of Deutsche Bahn AG.

Furthermore, Mr Telker has also been a member of the Royal Institution of Chartered Surveyors (RICS) since 2018.


From now on, DLH is a member and partner of the "BVL International - The Global Supply Chain Network".


Deutsche Logistik Holding acquires HORNBACH as tenant for Industrial Campus Vienna East

16 January 2018. With HORNBACH Baumarkt AG, Deutsche Logistik Holding (DLH) has gained another prestigious tenant for the Industrial Campus Vienna East. HORNBACH opened its brand-new logistics centre on 8 January 2018 and launched its test operations. Along with the tenants of the existing buildings, CTL and DHL, HORNBACH is a further tenant for the newly constructed Industrial Campus Vienna East logistics park.

"HORNBACH is growing, first and foremost, in the central European economic region, and having a logistics location in the metropolitan area of Vienna/Bratislava will optimally support this growth", said Bernhard Dieckmann, head of group logistics operations at HORNBACH Baumarkt AG. From the new cross-docking centre, HORNBACH will be able to supply its DIY superstores and garden centres in Austria, Romania, the Czech Republic and Slovakia.

Deutsche Logistik Holding opens office in Frankfurt

9 January 2018. On 1 January 2018, Deutsche Logistik Holding (DLH) opened its new business premises in Frankfurter Straße in Frankfurt-Eschborn. "With our new office in Frankfurt, we are now in a central location from where we can further expand our activities in the development of logistics real estate in the German market and leverage the potentials offered by Frankfurt as a business hub", said Mario Sander, Managing Director of DLH.

With the Trebur logistics park (Frankfurt region), the Industrial Campus Würselen (Aachen region) and the Industrial Campus Vienna East (Vienna region), Deutsche Logistik Holding is currently realising two logistics projects in Germany and one in Austria.


Industrial Campus Vienna East logistics park: CTL extends lease

21 December 2017. The existing tenant, Cargo Terminal Logistics GmbH (CTL), has entered into a lease agreement for warehouse and production facilities of approximately 35,000 m² for a further five years with Deutsche Logistik Holding (DLH). CTL’s existing lease with DLH would have expired on 31 December 2017. The proprietor of CTL and former owner of the property, Dr Ernst C. Strobl, has been operating his company at the Enzersdorf site since 2008.

Cargo Terminal Logistics

Established in 1988, CTL provides customised warehousing and logistics services for goods and merchandise of any kind and thus acts as the interface between production and distribution. CTL’s customers include large industrial companies, international forwarders as well as small and medium enterprises from the areas of production and trade.


Mario Sander appointed DLH’s Managing Director for Germany

7 December 2017. With effect from 1 December 2017, Mario Sander has been appointed the Managing Director of Deutsche Logistik Holding GmbH & Co. KG (DLH). In this position, he is in charge of DLH's operative business in Austria and Germany and responsible for the company’s strategic orientation, project development, marketing as well as the establishment of strategic partnerships.

Mario Sander joined DLH in December 2016. With more than 20 years of international expertise in the areas of supply chain and industrial real estate in both Asia and Europe, Mario Sander has held executive positions for companies such as Deutsche Post DHL Supply Chain, Prologis, Toll Group, Transporeon Group and inet logistics.

Austria’s largest industrial and logistics centre takes shape

First logistics hall to be handed over to tenants in early October
DLH Real Estate Austria is both developer and owner

5 September 2017. The Industrial Campus Vienna East under construction in the vicinity of Vienna’s Schwechat airport, and just 20 km from the Austrian capital, is poised to become the country’s largest industrial and logistics centre. On a 3.03 ha site, commercial hall space of approximately 160,000 m² and office space of some 10,000 m² are currently being built. The entire premises are scheduled for completion by the end of 2021. By that time, around 800 to 900 new jobs will have been created in connection with the Industrial Campus Vienna East.

The Industrial Campus Vienna East will be located at the address TNS Gasse 1, 2431 Enzersdorf an der Fischa, and thus in a prime position for both value-added logistics and light industry. The logistics park is just a 10-minute drive from the airport and only 20 km from Vienna. In addition, the Industrial Campus Vienna East is also easy accessible via the federal trunk roads B10 and B60 as well as the S1 expressway and the A4 motorway. The Vienna city centre is only a 30-minute drive away while the business hubs of Linz, Graz, Wels, Bratislava, Györ and Brünn are all within a two-hour radius. What’s more, the location offers good connections to local public transport. This offers ideal conditions for companies in the industry segments of eCommerce, fulfilment, multi-channel, trade, FMCG, automotive, pharmaceuticals, food, hi-tech, logistics services and CEP service providers as well as research and development.

The first lease agreements for logistics halls have already been concluded. The globally operating service provider AVARTO, part of the Bertelsmann group, will take possession of the first logistics hall finished in early October 2017, having hall space of 4,940 m² and office and recreational space of 850 m². The construction of the second logistics hall has already begun, with hall space of 5,610 m², office and recreational space of 350 m² and external areas of 1,750 m² being realised for Hornbach.

“During the first construction phase, a total of eight commercial halls with planned space of approximately 46,500 m² and office space of 3,600 m² will be built on a site of approximately 91,200 m². At this stage, tenants still have input with regard to the size of the commercial halls. As we are building from scratch, we can offer our clients maximum flexibility with a view of taking their individual needs and requirements into account. As such, hall sizes from 2,500 m² are feasible. So far, we’ve been very happy with the construction process. For instance, we will be able to hand over the first hall one month earlier than planned, and we expect to complete the first construction stage, as scheduled, during the third quarter 2018”, explained Mario Sander, managing director of DLH Real Estate Austria GmbH.

As a standard, all the industrial and logistics halls are at least 10 metres high (lower edge of roof truss) – or 12 metres upon request – and are equipped with ceiling sprinkler systems as per FM-Global, centrally controlled LED lighting systems, largely joint-free hall floors and precise floor levelness. The 50 kN/m² standard load-bearing capacity of hall floors can be increased to 200 kN/m². The halls are built with a reinforced-concrete structural grid of 12 x 23.5 m, with one ramp gate every 1,000 m² and one sectional gate per individual hall. Photovoltaic panels may be installed at the client’s request. Mezzanine and office space may be customised to client requirements. All office space will be equipped to high specifications, with modern recreational areas being created. The building envelopes are designed for temperature control from 1 to 28 °C.

The entire site will be fenced, with on-site traffic being controlled via central gates and a truck guidance system. In addition, separate parks for trucks and cars in sufficient numbers will be made available. Also, the existing buildings, which are used by the tenants CTL and DHL, are integrated into the entire project.

The project is being developed by DLH Real Estate Austria GmbH, the Austrian branch of Deutsche Logistik Holding GmbH & Co. KG (DLH), which is in turn a subsidiary of Zech Group’s real estate division. The Zech Group specialises in the development and realisation of logistics real estate.
