Delmenhorst Commercial Campus Acquired by GREYKITE and troveinvest
In the first quarter of 2026, DLH Real Estate Germany GmbH & Co. KG (DLH) successfully sold the completed Delmenhorst Commercial Campus to Lagerhome, GREYKITE’s multi-tenant industrial platform in partnership with troveinvest. The property was completed in 2024 and is approximately 85% leased to six tenants. The modern commercial units offer flexible leasing options starting at approximately 1,100 m² of warehouse space and approximately 230 m² of office space; in total, the property features approximately 34,000 m² of gross leasable area, divided into logistics, commercial, and office spaces.
The property has been awarded both the DGNB PLATINUM and GOLD certifications and meets all modern requirements for a contemporary commercial property. The roof areas are leased on a long-term basis to a company that has installed a photovoltaic system there. Some tenants purchase this electricity directly, thereby underscoring the property’s sustainability. In addition, the project was artistically enhanced with an eye-catching mural by the world-renowned artist Marcus Debie, also known as GOMAD.
Tenants include companies from the Bremen and Delmenhorst catchment areas. The primary tenant is BB-Verpackungen, which has occupied the site since its inception and has consolidated its previous locations within the Delmenhorst Gewebecampus.
“We are very pleased to have found a partner in troveinvest that is committed to sustainability and forward-looking real estate. The fact that GREYKITE, along with its international fund investors, has invested in our property underscores once again that modern and sustainable real estate is once again in high demand among investors both domestically and abroad,” says Felix Zilling, Managing Director for Germany at DLH. The parties have agreed not to disclose the purchase price.
“The Delmenhorst Commercial Campus impressed us in every respect. The functional and sustainable concept was executed superbly, and the diversified tenant mix and location in the Bremen metropolitan area—with additional leasing potential—are an excellent fit for our profile. We are confident that we have secured an excellent opportunity for Lagerhome,” comments Ulf Christiansen, Managing Partner at troveinvest, on the transaction.
The property was constructed by the general contractor GOLDBECK Bremen and approved in close coordination with the Delmenhorst authorities. The leasing process was primarily managed by Robert C. Spies Industrial Real Estate GmbH & Co. KG. The sale was initiated and managed by EUREAL Property Advisors GmbH of Duisburg. DLH received legal counsel from REIUS Rechtsanwälte, and Lagerhome from GreenbergTraurig.
