DLH Breaks Ground on Commercial Campus in Delmenhorst near Bremen

Yesterday, Tuesday, Deutsche Logistik Holding (DLH) held the official groundbreaking ceremony for the development of the commercial campus in Delmenhorst. On a total area of 62,000 m², a total of 35,000 m² of flexible warehouse and office space will be created for companies operating regionally and nationally. The brokerage firm Robert C. Spies Industrial Real Estate GmbH & Co. KG has taken on the marketing of the spaces.

 

Renewable energy and gas self-sufficiency form the foundation for achieving the highest ESG goals. The campus will meet all the requirements of a modern and sustainable commercial property. Among other features, the roofs will be fully equipped with photovoltaic systems, enabling CO²-neutral operation. The new building is being constructed to DGNB Gold standard and in accordance with KFW 55 criteria. By implementing a heat pump system, the development contributes to the important issues of sustainability and climate protection. Additionally, the exterior design will incorporate natural elements. The property is centrally located and just a few minutes from the “Delmenhorst-Hasport” highway interchange.

 

70% of the commercial space already leased Robert C. Spies Industrial Real Estate has successfully brokered approximately 23,000 m² of commercial space to BB-Verpackungen even before construction began. BB-Verpackungen GmbH will be the primary tenant of the new commercial space. The owner-managed company, founded in 2006 and specializing in packaging solutions of all sizes as well as shipping and packaging materials, has signed a long-term lease for a commercial unit with approximately 23,000 m² of rental space. The space also includes approximately 800 m² of warehouse mezzanine and approximately 2,500 m² of office and common areas. BB-Verpackungen will consolidate its existing locations into its new property. The remaining vacant commercial spaces, ranging in size from approximately 1,200 m², are also being leased by Robert C. Spies.

 

Completion of the campus and handover to tenants are scheduled for the second quarter of 2024.

 

Following opening remarks by DLH’s two managing directors, Felix Zilling and Christoph Telker, the traditional groundbreaking ceremony took place. “We are pleased that the demolition went smoothly and that we can now begin construction of the Delmenhorst commercial campus. At this location as well, we were able to convince a forward-thinking tenant to support the project’s focus on sustainability and climate protection,” reports Christoph Telker. The leasing of approximately 70% of the space to BB-Verpackungen even before construction began underscores the location’s appeal.”
