DLH Develops Logistics Property in Wittenburg


Deutsche Logistik Holding (DLH) has acquired an approximately 75,200 m² plot of land in the “Wölzower Weg” industrial park in Wittenburg. Approximately 30,500 m² of logistics warehouses and office space will be built across a total of three warehouse sections on the site.
 

The building site is located directly off the A24 highway, at the Wittenburg exit, and thus within the extended catchment area of the Hamburg logistics market. The site is highly visible from both sides of the highway. “The A24 highway is the main artery for freight traffic between Hamburg and Berlin. Thus, the location offers optimal transportation links between Hamburg and all states to the southeast,” says Felix Zilling, Managing Director of DLH.
 

The acquired land offers ideal conditions for the development of the logistics project. The open areas are predominantly flat and paved. Only minor demolition work is required. The building permit application will be submitted shortly.
 

The development will be designed for multiple users and divided into three modern warehouse sections. Additionally, an outdoor storage area will be created. The property will be constructed according to the latest technical standards and sustainability criteria. Certification under the DGNB Gold Standard is the goal. “The cancellation of the subsidy programs should not deter us from constructing this building in accordance with the requirements of Efficiency Building Level 55,” says Christoph Telker, Managing Director of DLH, regarding sustainability in project development. “In addition, the full-surface PV system on the roof offers maximum benefits from renewable energy for the tenant/operator. Nature-oriented outdoor design and outdoor gathering spaces will also be incorporated into the project.” The office spaces will be designed and fitted out according to the client’s specifications. Furthermore, a sufficient number of parking spaces for cars and trucks will be available.
 

Construction of the logistics project is scheduled to begin in fall 2022. Completion is targeted for late 2023/early 2024.
 

The brokerage firm Robert C. Spies, based in Bremen and Hamburg, has been commissioned to lease the spaces.
