DLH Develops Commercial Campus in Delmenhorst near Bremen
September 26, 2022. Deutsche Logistik Holding (DLH) has acquired three parcels totaling more than 60,000 m² in Delmenhorst at the corner of Annenheider Straße and Brendelweg. A total of 33,000 m² of commercial, light industrial, and office space will be developed on the site.
The project site is in a prime, central location, just about five minutes from the “Delmenhorst-Hasport” interchange on Federal Highway 28 (toward Oldenburg / A1). The surrounding area is characterized by industrial, logistics, and manufacturing businesses. Many regional companies are based here. The town center is only about an eight-minute drive away. Accessibility via public transit is ensured by a bus stop located approximately 250 meters away.
Demolition work on a total of three warehouses and two office buildings has already begun and is scheduled to be completed by the end of the year. The mineral components of the demolition debris will be recycled. For example, old concrete and bricks from the demolished buildings will be crushed and processed on-site so that the materials can later be reused in the new construction, thereby reducing the project’s ecological footprint.
The new building will meet all the requirements of a modern and sustainable commercial property. Among other things, the roofs will be fully equipped with photovoltaic systems, enabling CO²-neutral operation. In addition, the exterior design will incorporate natural elements.
The building permit application for this project has already been submitted, and construction is expected to begin no later than the second quarter of 2023. The real estate agency Robert C. Spies has taken over the marketing of the spaces; initial discussions with prospective tenants are already underway and some are nearing completion. Completion and handover to tenants are scheduled for the second quarter of 2024.
